Local Ground Conditions
San Antonio Sits On Two Different Kinds Of Ground
The Balcones Escarpment runs straight through San Antonio. North and west of it, homes sit on thin soil over limestone. South and east of it, they sit on deep expansive clay. Two houses ten minutes apart can need completely different work, which is why a quote given without an inspection is worth very little here.
North and Northwest — Thin Soil Over Limestone
North and northwest San Antonio sits on the edge of the Hill Country, above the Balcones Escarpment. The soil layer here is thin, and underneath it is limestone and caliche — hard rock, often only a few feet down.
Homes on this ground usually move less than homes on deep clay, but they do not move evenly. A slab can sit on solid rock at one corner and on a pocket of fill or weathered material at another, and that difference is what cracks it. Cut-and-fill lots, where a builder leveled a sloping site, are especially prone to it because one half of the house sits on undisturbed rock and the other on engineered fill.
Because competent rock is close to the surface, piers on this side of town reach their bearing layer far sooner than they would in Dallas. We use concrete pressed pilings locked with steel, and deep steel piers where the bearing layer sits lower — both pressed to between 6,000 and 12,000 PSI so each one is driven to refusal rather than to a nominal depth, which is what matters when the depth to rock varies across a single lot. The hard part here is rarely reaching rock; it is identifying which part of the house is actually moving, which is what the inspection is for.

South, East and Central — Deep Expansive Clay
South and east of the escarpment, San Antonio sits on the Blackland Prairie: deep, dark, expansive clay. This is the same family of soil that causes most of the foundation damage in Dallas–Fort Worth, and it behaves the same way here.
Expansive clay takes on water and swells, then gives it up in drought and shrinks. Over a long South Texas summer the ground under a slab can pull away from it entirely, leaving sections unsupported. The result is the familiar pattern: stair-step cracks in brick, interior cracks running from door and window corners, doors that stop latching, and floors that are visibly out of level.
Repair here is closer to what our North Texas crews do every day. Piers have to be taken down through the active clay to stable soil, which is considerably deeper than on the north side of the city. We drive deep steel piers directly beneath the foundation rather than using brackets that clamp onto the home, and press every pier to between 6,000 and 12,000 PSI to reach maximum depth. Drainage usually matters as much as the piers — if water keeps collecting against the foundation the clay keeps cycling, so a French drain or surface drainage system is often part of the same job, sometimes with a root barrier where large trees are drawing moisture out of the soil.

Older Central Neighborhoods — Pier and Beam
The historic neighborhoods close to downtown — Alamo Heights, Monte Vista, King William, Olmos Park, Terrell Hills — were largely built before slab-on-grade became standard. These homes sit on pier and beam foundations with a crawl space underneath.
A pier and beam house fails differently from a slab. Instead of the concrete cracking, the timber structure sags: floors develop a noticeable slope or bounce, interior doors bind at the top corner, and gaps open where walls meet floors. Crawl-space moisture accelerates all of it, because damp conditions attack the beams, joists and shims that are carrying the house.
Work on these homes is re-leveling and reinforcement rather than pier driving: shimming the existing structure back to level, replacing beams, joists or pads that have rotted or crushed, and correcting the drainage and ventilation that caused the decay in the first place. It is more delicate work than slab repair, particularly on a historic property where the finishes matter. Do you repair homes built on limestone and caliche?

Piers reach their bearing layer much sooner there than they do in deep clay, so the work differs from a typical Dallas job. Why does my neighbor have foundation problems when I don't, on the same street?
