Understanding Foundation Problems
Expansive clay soils across Texas swell when they take on water and shrink back as they dry. That seasonal movement is what puts pressure on a foundation, and the damage usually shows up somewhere other than the foundation itself. Below are the conditions we are called out for most often — none of them mean the same thing on every house, which is why an inspection matters more than a checklist.
Cracked Bricks
Stair-step cracking through the mortar joints of a brick exterior is one of the clearest outward signs that the foundation underneath has moved. Because brick is rigid, it tends to show the movement before the inside of the house does.
Stuck Windows & Doors
When a foundation shifts it pulls the frames above it out of square, and doors and windows begin to stick, drag, or refuse to latch. Doors that swing open on their own are the same problem in the other direction — the frame is no longer plumb.
Expansion Joint Separation
Expansion joints are designed to absorb small amounts of movement. When sections of a slab or a masonry wall pull apart at those joints and the gap keeps widening, the movement has gone past what the joint was built to take.
Street Creep
Concrete streets expand in the Texas heat and push against everything in their path. Over years that pressure travels up the driveway and into the garage and foundation — a slow, easily-missed cause of damage in older neighbourhoods.
Floor & Ceiling Gaps
Gaps opening where the walls meet the ceiling or the floor mean parts of the structure are moving independently of one another. On a pier and beam home this often shows up alongside floors that slope or feel soft underfoot.
Garage Doors
A garage door that no longer seals evenly along the ground, or that binds in its track, is frequently the first thing a homeowner notices — the opening is wide, so even slight foundation movement shows up as a visible gap.
