Pier and beam foundations hold a home above the ground on wooden beams set on vertical piers, which makes plumbing and electrical work easier — but it also leaves the structure more exposed to moisture, which can lead to deterioration over time. A well-built pier and beam foundation should hold up for at least 75 years, but Texas’s expansive clay soil complicates that: it can swell by as much as 10% when wet and shrink back down as it dries, and that movement, combined with drainage issues or drought conditions, is what causes piers to settle unevenly.
Once a pier settles or a beam sags, the shift travels up through the joists and subfloor — which is why floor and door problems inside the home are often the first visible sign of a crawl space issue.
